David Sun, an experienced licensed loan officer with a Juris Doctor (J.D.) degree and a Master of Laws (LL.M.) degree in Tax Law from top US law schools, can help you select a loan product tailored to your needs, including down payment, interest rate, and loan term.
We have over 100 loan products, so there might be one that suits you. For example, if you are a student on an F visa, a tourist on a B visa, a new immigrant, or someone with complex income and assets who wants a simple and hassle-free loan application process, you can consider our flagship product, Flex Loan. The pain point of Flex Loan lies in the high down payment: 40% for a primary residence and 50% for an investment property.
If you don't have such a high down payment and you can legally work in U.S., we also have other loan products available. You may qualify for a loan based on your bank statements, with a minimum down payment of 10%. Alternatively, you can opt for a traditional loan without income verification (VOE) with a minimum down payment of 20%. Even with such a low down payment, you can still qualify for a jumbo loan. Additionally, if you have substantial assets sitting in the stock market or bank accounts and you don't want to sell them to raise cash or pay a high down payment, we can consider an asset-based loan that does not factor in income.
INCREASE LOAN LIMIT
We have several loan products that can effectively help you increase your loan limit:
Jumbo loans with a minimum down payment of 10%, and no requirement for mortgage insurance.
Higher debt-to-income ratio (DTI) of up to 49.99% for jumbo loans.
If you are planning to buy a new home while still living in your current one, your current mortgage payments based on your reserves can be excluded when calculating your loan limit.
If you have a two-year history of Restricted Stock Units (RSUs) and have recently changed jobs, even if you have received RSUs only once in your new position and have a future vesting schedule for the next three years, we can include RSU income in the loan approval process.
For purchasing investment properties, you can use gifted funds for the down payment.
For rental properties used for short-term Airbnb rentals without a lease, rental income can be considered.
Allow non-warrantable condo feature.
